The house is exactly as shown in the pictures. The location is amazing, we walked to golden gate park almost everyday. The beds were very comfortable and the bedrooms were very clean. The kitchen has everything you need to cook a meal. The parkway looks small but it does fit a large SUV without blocking the sidewalk. We would definitely stay here again!

Rent Collection

We manage all rent collections for your property. We have strict policies and standards in place to collect rent as effectively and efficiently as possible.

Eviction Process Coordination

We use experienced and specialized landlord attorneys that we have on retainer to not only provide legal guidance and advice, but also to be avaialble to assist with the eviction process in the unlikely event that a resident needs to be removed from the property.

Finance & Accounting

We have experienced finance professionals who oversee all accounting and reporting functions including AR and AP. We use a cloud-based management software -- industry leading, comprehensive, integrated accounting and security compliant to ensure business continuity and disaster recovery.

Property Evaluations

Coordination of detailed, on-sight evaluations of your property to review and report on property condition and to also ensure proper adherence to legal, regulatory and compliance requirements.

Owner and Resident Portals

We give real-time access to both you and the Residents to submit inquiries, access documents and review Financial information. Residents can also submit maintenance requets and pay online with a click of a button.

Filter Replacement Program

Tenants receive regular shipments with furnace filters to make it easy for them to remember to change the filters. This cuts down on energy costs and helps the equipment to last longer.

Satisfaction Guarantee

If you are not satisfied with our services, and we can’t make it right for you, you can cancel our management agreement without penalty.

If a tenant we place into your rental property leaves before the end of the initial lease term, we will not charge you a Leasing Commission to find a replacement tenant. (excluding moves for military orders)

Pet Guarantee

While we are managing the property, we cover up to $3,000 in damage above the Security Deposit to your property that is caused by a pet we approved for your rental.

Tenant Damage Guarantee

While we are managing the property, if a tenant we placed causes damage to your property, in excess of the Security Deposit, we will make the repairs, up to $5,000, at no cost to the owner.

Eviction Guarantee

While we are managing the property, if a tenant we placed has to be evicted, we will handle the cost of eviction, up to $2,500.
